Sanzen Begins Construction on Sukoon, a Wellbeing-Focused Residential Community in Sharjah
Dubai, UAE – Sanzen has officially commenced construction on Sukoon by Sanzen, an AED 1.5 billion residential development in Sharjah comprising 859 villas and townhouses across four phases.
The project marks a distinctive addition to the UAE’s property landscape, with a masterplan centred on everyday wellbeing rather than occasional leisure. Designed for residents seeking balance in fast-paced urban life, Sukoon aims to make rest, recovery and calm a natural part of the daily routine.
Construction officially began on 7 April 2026. The milestone was marked at a signing ceremony held at Sanzen’s office in Festival Tower, Festival City, Dubai, where Sanzen and PTC Contracting signed the construction agreement in the presence of senior leadership from both organisations and more than 20 media representatives.
The ceremony was attended by Abdulaziz Al Sanad, Chairman of Sanzen; Amro Saleh, CEO and Founder of Sanzen; Mohammad Obaid Alshaali, Chairman of PTC Contracting; and Hesham Mustafa, Project Manager at PTC Contracting.
The construction contract for Phase 1 of Sukoon has been awarded to PTC Contracting, a 100% Emirati firm with more than five decades of experience delivering projects across Dubai and Sharjah. The appointment marks the beginning of a strategic partnership between two organisations committed to quality, timely delivery and long-term value in the UAE real estate sector.
A New Approach to Community Living
Sukoon, which means “peace” or “calm” in Arabic, has been designed around a simple but compelling idea: residents in cities such as Dubai and Sharjah should be able to unwind every day, not only on weekends.
Rather than relying on a single central clubhouse, the community distributes its facilities throughout the development so that each home is within easy walking distance of a quiet space, garden, wellness area or the lagoon. This approach is intended to make wellbeing part of daily life rather than an activity that requires planning or travel.
At the heart of the development is a 3,000 sqm lagoon that runs through the centre of the community, connecting all four residential blocks and creating a peaceful setting for morning and evening walks.
Community Features Across Four Phases
Sukoon is being developed in four phases, each introducing a new layer of lifestyle and wellness amenities.
Phase 1, now under construction, will include a recovery pavilion, quiet rooms, breathing and mindfulness spaces, a waterside pod and an outdoor stretch area, all bookable through an app.
Phase 2 will feature an infrared sauna, nap pods, a reflexology path, a family lawn and community dining areas.
Phase 3 will add cold plunge pools, padel and tennis courts, and outdoor fitness areas.
Phase 4 will include a sound healing pavilion, a sunset viewing point and a community gathering space.
The wider development will also include swimming pools, cycling tracks, children’s play areas, nurseries, mosques, retail outlets and smart home technology across all units.

Self-Funded Structure and Price Stability
Sanzen operates as a 100% self-funded developer, a model that enables the company to absorb fluctuations in material costs and supply chain pressure internally without passing them on to buyers.
As part of this commitment, Sukoon prices are locked for a minimum of six months, providing greater certainty to buyers and channel partners.
Strong Market Response
Sanzen reported strong demand at launch, with Phase 1, comprising 241 villas and townhouses, selling out completely on the day it was introduced to the market.
Building on that momentum, the company is targeting AED 3 billion in first-year sales, supported by sustained interest from both UAE-based and international investors.
Strategic Location and Delivery Timeline
Sukoon is located in Sharjah, with convenient access to Dubai, Sharjah and Ajman via major highways. The full project is expected to be completed and handed over to residents in the second quarter of 2029.
